Description
Old Beams is located on the southern edge of the Peak District, offering a perfect base for those wishing to avoid the busier central Peak District, with easy access from both the M1 and the M6. Perfect for larger groups, it boasts all modern conveniences within a period property, offering separate relaxation spaces for adults and kids, or communal spaces large enough to accommodate both. For entertainment, there is a large flat screen tv in the lounge with free sat , additional TVs in adjacent snug.
Outside and to the rear is a large lawned garden with seating areas, a wood fired pizza oven and a large charcoal barbecue to ensure no one is kept waiting for their steak! There is a fabulous hot tub with unlimited use for our guests.
In addition to the period style of the property, featuring old beams, there is a double sided wood burner in the lounge as well as an additional wood burner in the entrance hall/ music room. It also boasts three en-suite kingsize bedrooms, a ground floor en suite double room and a double and twin room sharing a bathroom on the second floor, (both with height restrictions). There is a massive conservatory dining room perfect for celebratory meals together . As an alternative guests have the option to spill outside into the huge lawned garden and use the large barbecue and pizza oven to enjoy an outside dining experience.Sit outside on the gravelled area perhaps with a pre dinner drink and enjoy the garden,whilst keeping an eye on the younger members of the group or perhaps your four legged companions.
We also have links with a fabulous company who offer gin and whisky tastings for you at Old Beams and make a celebration truly special. Please ask for details they will then get in touch with you to discuss options along with prices.
For activities, Old Beams is on the doorstep of the cycle trails of the Manifold Valley, minutes from beautiful ramblers paths and within 5 miles of Alton Towers.
Centrally located between Derby and The Potteries, there are a wealth of additional attractions including china factory tours, craft areas, shops and museums, as well as the Waterworld swimming pool, indoor skiing, Alton Towers and bowling. The great houses of Shugborough Hall, Little Moreton Hall and Chatsworth all lie within easy reach, and golf and riding are available nearby.
Located within the village of Waterhouses, there is a delightful, traditional beamed pub serving excellent food (Ye Olde Crown at Waterhouses), a village shop, a take away cafe and a post office within a 5 minute walk and numerous additional pubs within a short drive. There is also a swimming pool at the local school in the village which can be booked for private parties. Please contact me directly if you would like to check rates and availability. Sainsbury's, M&S Food, Asda and Morrisons are all within 7 miles. Grocery deliveries can also be arranged from Tesco, Asda, Sainsbury's and Waitrose

“Perfect!”
A perfect house for a large family celebration! Jonathan and Gill met us at check in and gave us a helpful tour of Old Beams and information about the local area. Nothing was too much trouble for them and Jonathan even dropped in some semolina to stop our pizzas sticking to the base of the pizza oven! The rooms that have already been renovated are beautifully done. Kitchen is well equipped for cooking meals from scratch. Highlights of the week were the cosy lounges, roll top bath, lovely garden, pizza oven, and huge hot tub. Highly recommend.

“Stunning, well equipped house”
Had a lovely family holiday based here at the Old Beams. The property is really well equipped and is just right for a large group of people of all ages. The children particularly enjoyed the garden and hot tub. Gill and Jonathan are incredibly good hosts and we found them to be very welcoming and helpful. Really enjoyed the cake and Prosecco - thank you! Wouldn’t hesitate to recommend this property and would book it again if visiting the area.
