Description : Unique Stone House with access to a private gated courtyard and private garage for secure parking.
General Information :
Electrics - the house has been fully rewired and new replica antique period light fittings and plug sockets have been fitted.
Water - New water pipes and waste pipes have been laid throughout. 2 new water tanks were fitted in the loft along with a new water heater and water pump.
Well - the house contains it's own well and this working well has it's own built-in overflow duct to safely take water outside the house, should water levels rise.
Windows - The windows and french doors in the house are all in good working order. All windows and doors contains security shutters so you can ''lock up and go''.
Location - The house is in a quiet culdasac and is part of a private gated courtyard, which the owner has a key for. The house is a 3 minute walk to the main high street, shops and cafes.
GROUND FLOOR :
Front Door - contains a in-built letterbox for post to be securely delivered when your away.
Garage - Very unsual in Cianciana, this house contains a integrated garage large enough for a modern family saloon car. The garage walls and ceiling have been replastered. The garage floor has new concrete industrial paving slabs laid. The garage has a sink and electrics. Ideal for storing Mopeds, Bicycles, Surf Boards and Ski's for holiday makers.
Unrestored rooms - There are 2 rooms on the ground floor, taking up more than half the house, that remain unrestored. These 2 rooms are large enough to be a self-contained studio or restored into a ground floor lounge and seperate kitchen with room for a 6 seater dining table ( see photo's). The rooms are divided into a front room and rear room.
FIRST FLOOR :
Hallway/ Stairs - The hallway walls have been newly plasterboarded and the ceiling replastered. New light fittings have been installed. The stairs have been re-tiled.
Lounge/Kitchen - has been replastered. There is a new italian designer kitchen block in this room which contains a integrated fridge/freezor ( see photo's), a Electric oven with Gas Hob and dual sinks with designer taps. A replica antique ceiling rose has been fitted in this room. The Kitchen/Lounge has french doors opening to a balcony with views of the countryside. If the new owner decides to relocate the kitchen/lounge downstairs this room will convert to a large second double bedroom easily.
Bedroom - A large double bedroom with en-suite bathroom. This walls and ceiling has been newly plasterboarded. The original roof beams have been exposed and the ceiling contains a large modern skylight window. The room contains french doors leading to a balcony with views of the countryside.
Bathroom - the bathroom has 2 entrances, one from the bedroom and one from the lounge. If the new owner decides to relocate the current kitchen/lounge downstairs and reconvert this room to a bedroom, the entrance will automatically serve as a en-suite. The bathroom has been completly replasterboarded, walls and ceiling. The main house beam runs along the bathroom ceiling and is a feature in the shower.The shower contains a large stainless steel rainfall shower head and modern high quality glass french doors. The toilet and sink ceramics are also high quality designer fittings. The bathroom houses the entrance to the attic ( easily accessible for storage).
The attic - covers half the roof space and contains a special platform and fittings for a washing machine. The attic floor is concreted.
