“Great for family vacation. Awesome setting.”
I was worried about this Beach House before renting but we would up loving it. The reviews seemed to range. There are some comments that the beach in front of house is small, yes the beach is small but it is also quite perfect for snorkeling, looking at or a quick dip. It was great sleeping to the sound of the ocean, the view is so nice you don't want to stop looking at it. One important note which it is hard to discover unless you stay here. The beach in front of the house is NOT your personal private beach, Visitors mostly locals and other renters visit the beach pretty much every day via a public walkway. There is a short wall separating you from the beach which is nice. It was never crowded it just has probably at most I have seen 10 people. The only issue with this is that it feels like your beach, but people keep coming to it. I got over this after the first day. The mornings and evenings the beach was usually empty and all to ourselves. The turtles come near you non stop at this beach which is really cool. The House upstairs is basically one giant room with 2 bathrooms, the rooms separate via closable walls which was convenient for us and well designed. The downstairs has a living area, kitchen and another bathroom. For our family this house was perfect. Something to note: There were lizards and occasional insects which appeared to be some kind of roach, however this did not bother us as a tropical hawaiian roach is not nearly as bad as a NYC roach. The furnishings of the house are in good shape, there are no frills in this house it is basically an older beach cottage. The house had beach gear and snorkeling gear available which was great. If you rent it, we left one of our little girls life jackets so you may see that there LOL. The place was clean with clean linens and towels. There is a property manager who lives on the grounds. She was very helpful. I would stay here again and would also recommend this house. I attached 3 pics. One is of the beach, There is sand you just can't see from the shot, two is from one of the rocks outside - house is on right, and 3 is of the sunset. Side note if you don't know anything about big island: Kona is where you want to be on the Big Island if you like nice weather. I did not realize there are basically two sides to stay. Kona side and Hilo Side. Luckily this is on Kona side. Hilo has a bunch of stuff to do and hikes, waterfalls, museums etc, also closer to volcanos but its the "rainy" side. I would rather be on the sunny side and travel to the other side.
“The Zen Cottage was exactly what everyone needed.”
Here we are three weeks later still holding on to the zen energy we brought with us. The house is lovely, comfortable and quiet. We thought we would have to buy an ocean soundtrack to lull us asleep after the 2 weeks in Kona. Our kids found their favourite places to pass time in between visits to other beaches and activities. We loved the lagoon and the daily visits from the honu. Not only was the house perfect for our family, Tina was a respectful and considerate host always available when needed. Our every need was met. We hope to return very soon. It will be hard to travel elsewhere in the islands now. Mahalo.

“A Fantastic and Relaxing Week!”
A beautiful cottage right on the waters edge. The house looks just like the photos. One of the best family vacations we have ever had. Can't wait to go back to this lovely house! Very relaxing and comfortable. There are turtles that live in the cove, and we saw them every time we went in the water!
“An exceptional place”
Kona Beach House is in the middle of the rather busyand touristy Kailua Kona area an unexpectedly tranquil place. The house has its own spirit and breathes history. A lot of loving attention is paid to detail. Anywhere you go or sit in the house seems to be a special place in itself and invites you to stay. The view onto the sea is wonderful, breathtaking and it seems all yours. An exceptional place!
“A Little Slice of Heaven on Earth”
This place is fabulous! Spotlessly clean and very comfortable with everything you need to enjoy your stay. Fall asleep to the sound of the ocean waves on the rocks, the breeze in the palms with the trade winds breezing through your bedroom. The little beach right in front of the cottage is perfect for some swimming and snorkeling and the turtles are right there to watch. Professional, friendly and helpful for making reservations and Tina is a joy to deal with on the property. Just a few minutes drive into Kailua Kona if you want shopping, restaurants, etc. A perfect place to make little day trips to the volcano, Kohala, etc. But far enough away and private to avoid all the "touristy" noise and crowds and just relax. All bedrooms are upstairs so probably not good for anyone with disabilities or with trouble climbing stairs. Robert and I spent a portion of our honeymoon here. We plan to visit again and bring our kids and grandbaby. You cannot go wrong with this place!
This house had exactly what we were looking for in a vacation rental. The service was great, from booking to the moment we left. If you are looking for an authentic, rustic yet comfortable and tropical spot, this is it. I can definitely see us going back year after year, we loved it and made some great memories with our 2 young children (ages 1 and 3 years, which they accommodated for wonderfully). Book it, you won`t regret it!

“It felt like a home away from home.”
So nice to be away from the crowded resorts in a peaceful spot with everything we could possibly need. The cove for a quick dip, the comfortable living space and the upstairs bedrooms that felt like sleeping out of doors. The kitchen and outside grill made meals a snap. The space surrounding the home provided a peaceful buffer from the bustle of island life yet the town of Kailua was only minutes away. Next time, I would love to stay in the larger Plantation house right next door in spacious luxury.
This beach house is located directly on the ocean. Not the usual overdone beach house. It is a quaint, beach style home with plenty of character. The beach is a combination of grey sand and lava rock. All the rooms are good size as are both the front and back yards. There is a caretaker that lives on the property that is very helpful to answer questions and take care of any necessary maintenance. The road has plenty of room for morning walks. The house faces west and the sunsets are spectacular. Each night we quietly watched as the sun set. It is a great spot for families and/or grandparents with children/grandchildren. The one drawback that we experienced was the centipedes. These centipedes are quite big and do bite. Once bitten, your foot swells and itches. A trip to the doctor was necessary. Luckily, it did not bite a young child that was there also. The rental company did contact us about the stay and this information was submitted. We subsequently heard that the owners had switched pest control companies.
We were three friends meeting from various parts of the world, having never been to Hawaii before. Absolutely loved Hawaii but mainly because Kona Beach House was one of the most stunning places we have ever stayed in (and we have individually travelled extensively). Beautiful house, gardens and location, nine months later we still talk about how much we loved the place, and I mean, loved it! p.s. only things, the beach out front could be used by anybody who knew it was there although hardly anybody did and, if you are staying for two weeks,cleaning is not carried out after a week and was an extra cost despite us paying for "two weeks cleaning" - owners promised to address this.
Response from the owner The extra cleaning fee was immediately refunded to this guest. We certainly regretted the miscommunication with the cleaning crew. It should be noted that ALL beaches in Hawaii are accessible to the public by law.
“A gorgeous setting for a relaxing vacation”
We found this home online and were not disappointed. The setting was lovely, right on the beach with a quiet lagoon for the children, but past the lagoon were waves for the adults. Wild turtles swam with us and nearby tide pools offered eels to watch and feed. A friendly and accommodating caretaker was onsite to assist with any questions or problems (didn't have any). The price was a little steep but shared with other family members it was reasonable. Since we cooked our meals instead of eating out it was probably more affordable than hotel rooms. The location was just 2 miles out from the town of Kona so a car is probably necessary. When we visit the big island of Hawaii again we will rebook at this very lovely colonial home.
