Multi-award winning, Lower Marsh Farm, Landulph, is set within an Area of Outstanding National Beauty on the River Tamar. A former Duchy of Cornwall renowned daffodil farm, Lower Marsh Farm is on the outskirts of the pretty village of Landulph benefiting from the secluded feel of being a million miles from City life but with the convenience of being striking distance of modern amenities.

Orchard Cottage is a Victorian Gothic style attached property which provides romantic cosy accommodation for 2-3 people staying at Lower Marsh Farm. Set all on the ground floor, it was fully refurbished in 2016 with a modern eat-in kitchen, stylish bathroom, comfortable living / sleeping area with oak flooring and a wood burner. There is a king size bed and a double sofa bed (suitable for a young child).

Outside there’s a private garden area overlooking the orchard with a hot tub (for your exclusive use) and table and chairs for al-fresco dining.

Orchard Cottage has step free access and is all on the ground floor so suitable for those with limited mobility.

Guests have full access to all the on-site amenities – including tennis court, hot tub, orchard with a hammock for relaxing and admiring the view, picnic area, basketball hoop, private woodland and shingle beach. Walk to the River Tamar beach past the Salt Marsh Nature Reserve grazed by gorgeous Highland Cows. While staying here, you can benefit from discounted tickets for the Lost Gardens of Heligan and Eden Project and access to Cornwall Wildlife Trust wildlife education sessions for children which include mini-beast safaris, rock pooling events and bird box making.

There are a number of bookable experiences and treats here at Lower Marsh Farm including private wild food foraging workshops, stand-up paddle boarding (SUP), wine or gin tasting evenings, spa treatments, afternoon tea, suppers and more.

Children and babies are welcome and we have a cot and high chair available by prior arrangement (plus we can provide a baby bath, kitchen cupboard door locks etc). There is ample parking and storage areas for bikes and surf boards.

The king size bed can be changed to twin single beds if preferred.

You are welcome to bring a well-behaved dog by prior arrangement (there is a £20 charge per dog).

An EV charger is available at the farm (request a tag when booking and you will be charged for the amount of electricity used).

After a day of exploring the Farm and nearby areas, relax with a drink in front of the roaring log burner – there is an ample supply of logs provided.

There are so many things to do here and out and about, but for any rainy days, the cottage comes complete with a large flat-screen television and Blu-Ray/DVD player. There are books and DVDs in the the property for your use.

This is a NO SMOKING (inc vapes) property with free Wi-Fi. Egyptian cotton bed linen, fluffy towels are included (please note that you need to bring your own beach towels). Early check-in (up to 2 hours at £10 per hour) / late check-out (by 1 hour at £20) can be booked - availability will be confirmed on request.

The magical Nature Reserve is a rare salt marsh habitat and boasts an interesting array of flora and fauna. With herons, buzzards, egrets, kingfishers, pheasants, owls and bats galore. Lower Marsh Farm offers the nature lover around 40 acres of opportunities for rambling, bird watching, or just enjoying the peace and quiet of the Cornish countryside.

In easy reach are, beaches, fantastic gardens, and lots of activities for all ages.

There are plenty of sailing opportunities in the nearby safe waters of the Tamar estuary and there is a yacht club approximately 1 mile away in Cargreen. For Golfers, a few miles away is the St.Mellion International Resort and for non-golfers there are luxurious spa facilities.

There is a fully furnished office offering hot desking that can be used by guests staying with us. Free Wi-Fi access, printing (in excess of 10 A4 sheets will incur a small charge), teas and coffees.

“Relaxing little stay!”

The cottage was lovely, there was absolutely everything that you need in there and the hot tub was an added bonus. The location is out of the way which is lovely if you want a quiet retreat and if you don't mind driving out for some things to do during the day. Our car wouldn't start as we went to leave which was a little annoying but the whole family that own the cottage couldn't have done any more, they were so helpful and accomodating and made a frustrating experience that bit easier! I would definitely recommend this place if you're looking for a relaxing time away!
