“Execellent and affordable place to stay in Kona.” We have stayed here five times in past seven years. It is definitely our favorite place to stay in Kona. We have visited every Hawaiian island except Lanai. The Big Island is our favorite and the Kona Makai is a wonderful, beautiful, quite and relaxing place to stay. Grills are located on the ocean front. Excellent sunsets with the occasional "green flash." Walk to town, restaurants, church, numerous beaches and stores. We highly recommend it to family and friends.

“Amazing place!” We loved our stay at the Banyan Tree Condos. The highlight is, without a doubt, having breakfast on the deck watching the waves and the surfers. This condo has everything you'd possibly need for your stay and I highly recommend it. Next time we're on the Big Island, this is definitely where we'll be staying!

“Beautiful Paradise” This immaculate well maintained condo came equipped with everything needed to snorkel, body board, picnic or just rest by the ocean. The view from the balcony was breathtaking. The condo grounds, pool area, hot tub and barbecue were very well maintained. The office staff, Kitty , welcomed us when we checked in and represented the condo owners with courtesy and kindness. The owners provided us with locations of stores to purchase groceries or whatever needed. Their personal touches on their condo made us feel like we were at home.

“sitting on the huge lanai on the ocean listening to the waves crash was wonderful” Kim of Keauhou Property Management impressed me the most. He answered my calls and questions promptly. When we left as did not need 2 bedroom and moved to another rental it was awful, Called Kim and he managed to find me a couple of rentals that covered our stay. He is my hero and highly recommend him and his company for their GREAT customer service. The property was great too, nice amenities and prefer this area now verses up the road closer to the hustle bustle but close enough to go.

“Perfect Vacation Condo” Our family stayed 2 weeks and everything was absolutely perfect. The unit is beautifully furnished and decorated. It was very clean and comfortable. It has everything you could possibly need. The kitchen is nicely equipped. All beach gear is available for use, cooler, towels, beach chairs, sand toys, etc. We so enjoyed drinking our morning coffee on the lanai with the gentle ocean breeze. The location is perfect. The kids really enjoyed the pool and walking to a'beach with direct access was a very nice perk. We also enjoyed a daily walk along the coast on the trail, the views are breathtaking. The grounds of the complex are beautiful and well kept. It was also nice being able to walk to the Kings Shops and Queens Marketplace for shopping and dining. We had such a wonderful time and are looking forward to returning sometime soon! Will stay again in 16F without question.

“Halii Kai 12a was just like home...but better!” We stayed at Halii Kai Condo 12a for 12 days in September 2013. It was fabulous! We are well-seasoned travelers and would have to rate this stay in the top 5 we've ever had. The condo is like a home away from home. Peggy has everything you could possibly need including a fully stocked & well-equipped kitchen, coolers, games, beach towels, full drawer of Dvds for rainy days, Hawaii travel guides, etc. The location is fabulous with ocean views from the lanai just like in the pictures. The condo facility is quiet and well-maintained with a nice pool and small gym. Peggy herself was wonderful to deal with and was very attentive to our requests and needs. She asked us for recommendations or suggestions on how to improve and honestly, we just don't have any because she has already thought of everything. If you are looking for a condo stay in the Waikoloa area you should definitely stay here as you will not be disappointed!

“Kona Makai” Unit was acceptable, very nice location. Condos were very quiet and all non-smoking; a bonus. Interior is fairly basic, a bit dated. There are no special amenities; you have to buy everything you need. For example, there was a washer and dryer but no laundry detergent or dryer sheets, so I had to buy boxes of each to use these once. Other units in Kona have more complete supplies, snorkels, beach towels, beach chairs, etc. Overall is was OK, but not great.

“Feels like home--but warm and sunny!” We traveled with family and were happy to be able to rent two units next door to each other (A201 & A202). We really loved the condos--the colors, furniture, and artwork really gave the units an island feel. The spacious units with cozy furnishings, comfortable beds, beach gear, well-stocked kitchen, and convenient location made our stay especially relaxing--just 10-15 min walk to shops, marketplace, and a-Bay beach. We cooked quite a bit, so the availability of olive oil, vinegars of all flavors, butter, spices, and other kitchen condiments and accoutrement's were especially appreciated. You even have the choice of brewed coffee or espresso! To save money and get more selection, rather than do most of our shopping at the Queen's marketplace, we stocked up at Costco in Kona and Foodland in Waimea. We contributed to the pantry and fridge by leaving goodies for the next visitors (just as the previous visitors had done). The 2nd floor was nice because we could keep the windows open to let the breeze through rather than use the air-conditioning. With the windows open, we were all up at 6am to the sound of squawking birds and noisy buses and trucks. Since we wanted to go running before it got too hot, the sound of birds in the morning was better than the buzzer of an alarm clock. Although we were surprised by the road noise (it was definitely enough to wake us up when the windows were open), it wasn't enough to discourage us from staying here. The other choice would be to stay on the golf course side of the building that doesn't have the sunset view and can get really windy). A202 is a bit larger (3 bathrooms) than a201, but both units had their own charm. 201 has brighter bedrooms and a bigger master bedroom, but 202 has a bigger patio table that easily seated 8 and a brighter kitchen. Last, but not least--Sylvia was a wonderful host!

“Best Big Island Experience - Unit 14C” We decided to check out Halii Kai condo on our third trip to the Big Island. The condo complex was so beautifully maintained, peaceful and provides a very residential feel. Unit 14C was beautifully decorated and very well furnished. The kitchen was well equipped and came with all high end appliances. Peggy even provided bottled water and a six pack of Heineken in the refrigerator for us. We had plenty of linen, pillow, etc. to make us feel completely at home. We were able to use the beach chairs and body boards during our stay. We brought our own snorkeling equipment. Next time, we might try out the tennis and basketball courts since Peggy provide racquets and balls too. From the lanai, we had a beautiful ocean front view. We watched the whale cavorting in the water all week. There is access to the Trail by the Sea but the closest beach access are those by the Hilton or the Marriott. It was a pleasure to work with Peggy through out the process. We cannot wait to come back for another relaxing vacation at Halii Kai, Unit 14C.

“Just what we were looking for!” Turtle Rock was perfect for our family of four, you couldn't ask for a better location! It's close to town if your looking to partake in some of the shopping, restaurants and excursions that Kailua has to offer, but far enough to relax and enjoy the beauty of the Big Island. The pool was clean and refreshing, the kitchen was fully stocked with pots and pans, plates, utensils, and the BBQ came in quite handy. Outdoor furniture was comfortable for watching the sunset, surfers and sea life that flourished right under you! Geckos were out and about but not overwhelming. We did run into a few bugs and insects, but nothing that would keep us from coming back. The place could use a little maintenance but overall seemed well taken care of for being so close to the ocean. It was also a little warm because there is no air conditioning but opening all of the doors cooled off the place quickly. The snorkeling down the road and even right out from the house was amazing, better than our excursion snorkeling by far!! We saw turtles and tons of fish, it can get a little sketchy near the rocks so be careful. Basically we would go back in a heartbeat! A big mahalo to the owners for sharing their piece of heaven with the rest of us :)

Absolute OCEANFRONT on Banyan's Surfing Beach!

“Amazing Beachfront Location! Can't be beat!” We had the pleasure of staying in this beautiful condo in august-September. It was the perfect set-up for our family trip. Our four-year old twin daughters and our mothers joined us and we couldn't have asked for more. It was clean, with a well appointed kitchen, stocked with everything we could possibly ask for. The furnishings were clean and comfortable, the beds and bedding were cozy and clean. The best feature of this venue however is the waterfront lanai. We enjoyed sitting out dining al fresco, watching the ocean views and amazing sunsets over the ocean. The sandy beach below is literally fifty feet away and a perfect place for kids! Our girls absolutely loved the little beach and it was a daily favorite on our agenda. The grands could watch the girls having fun below, without ever leaving the house. We enjoyed grilling out several times on on the waterfront grassy BBQ area. The grills are spotless and maintained and cleaned daily. The grounds were safe and secure. The location is close to downtown Kona, shopping, restaurants and groceries in either direction, not to mention great pit stop for sight seeing locations and beaches. We had a couple of challenges arise during our 11day stay, but the owner took care of things for us and made sure things were made right. The only other concern we had was the humidity in late august, which was sometimes heavy, but with screens open and fans running it was manageable. Over all we loved our vacation and wouldn't change a thing. We'll now also be spoiled to oceanfront accommodations and the sound of the waves beneath our windows. We would recommend this rental, and would return again! Thanks Kathy & Bruce.

“Repeat stay” We had stayed in the same unit last year and I was please to see that there was some updating that had been done. I would suggest that the bathroom with the standing only shower be checked as the water was leaking from both handles while on.

“Kinda Beach House” The house was well supplied for our group of eight. Everyone enjoyed the yard and access to the ocean. The turtles were a special hit. We appreciated the spacious lanai. Great sunset views. Neighborhood and road were busy, but not intrusively so. The downstairs bathroom off the kitchen could use a better privacy curtain.

“All the comforts of home, but in paradise!” Chris's condo has all of the comforts of home. There is equipment for outdoor activities. The kitchen has everything you could want. The washer and dryer means not having to bring home dirty clothes (yea!). The condo is close to everything. There are great places to eat, some within walking distances. Shopping is great, also within walking distance. The unit is very clean and quiet. A perfect place to get away from the rest of the world. You can do as little or as much as you want. We will be coming back next year!!

Seaside Zen Cottage on the Beach in Kailua Kona

“Great for family vacation. Awesome setting.” I was worried about this Beach House before renting but we would up loving it. The reviews seemed to range. There are some comments that the beach in front of house is small, yes the beach is small but it is also quite perfect for snorkeling, looking at or a quick dip. It was great sleeping to the sound of the ocean, the view is so nice you don't want to stop looking at it. One important note which it is hard to discover unless you stay here. The beach in front of the house is NOT your personal private beach, Visitors mostly locals and other renters visit the beach pretty much every day via a public walkway. There is a short wall separating you from the beach which is nice. It was never crowded it just has probably at most I have seen 10 people. The only issue with this is that it feels like your beach, but people keep coming to it. I got over this after the first day. The mornings and evenings the beach was usually empty and all to ourselves. The turtles come near you non stop at this beach which is really cool. The House upstairs is basically one giant room with 2 bathrooms, the rooms separate via closable walls which was convenient for us and well designed. The downstairs has a living area, kitchen and another bathroom. For our family this house was perfect. Something to note: There were lizards and occasional insects which appeared to be some kind of roach, however this did not bother us as a tropical hawaiian roach is not nearly as bad as a NYC roach. The furnishings of the house are in good shape, there are no frills in this house it is basically an older beach cottage. The house had beach gear and snorkeling gear available which was great. If you rent it, we left one of our little girls life jackets so you may see that there LOL. The place was clean with clean linens and towels. There is a property manager who lives on the grounds. She was very helpful. I would stay here again and would also recommend this house. I attached 3 pics. One is of the beach, There is sand you just can't see from the shot, two is from one of the rocks outside - house is on right, and 3 is of the sunset. Side note if you don't know anything about big island: Kona is where you want to be on the Big Island if you like nice weather. I did not realize there are basically two sides to stay. Kona side and Hilo Side. Luckily this is on Kona side. Hilo has a bunch of stuff to do and hikes, waterfalls, museums etc, also closer to volcanos but its the "rainy" side. I would rather be on the sunny side and travel to the other side.
